Buyers Seek Centre’s Intervention to Revive Stalled Housing Projects in Gurgaon

Homebuyers across Gurgaon are stepping up their appeals to the central government, seeking immediate intervention in stalled residential projects. Their primary concern is securing timely possession of homes for which they have already paid significant sums, in hopes of protecting their financial investments and ending years of uncertainty.
Numerous residential projects in Gurgaon have faced prolonged construction delays, leaving thousands of buyers in limbo. One prominent example is the Unitech Vistas project in Sector 70. Launched in 2008 with a promised delivery date of 2012, the project was stalled for over a decade due to legal challenges. It wasn’t until 2024 that construction finally resumed under a government-appointed board, reviving hope for homeowners.
Similarly, Mahira Homes projects across sectors 63, 68, 95, 103, and 104 have also witnessed long delays. Frustrated buyers have organized protests, demanding delivery of their flats. The Haryana Real Estate Regulatory Authority (H-RERA) has since initiated surveys to evaluate the status of these projects and ensure regulatory compliance.
Many of the affected buyers have already paid a majority—or even the entirety—of their flat’s cost, often by draining their life savings or taking out home loans. With no delivery in sight, they now face a dual financial burden: paying EMIs while also renting alternative accommodations. This unsustainable pressure has led to increasing demands for swift government action to restart stalled projects and relieve buyers of financial distress.
In light of widespread concern, regulators are taking action. H-RERA has issued directives to several developers, including Ocean Seven Buildtech, urging them to arrange necessary funds and submit credible plans to resume construction. Authorities have emphasized the need for greater transparency and adherence to project timelines.
Further, in a notable move, the Haryana government restored the construction license of Mahira Infratech for its Sector 68 project. The developer has been given six months to complete construction—an effort that reinforces the state’s commitment to safeguarding the interests of buyers.
While local authorities are making progress, buyers believe comprehensive intervention from the central government is crucial. They are demanding policy reforms to accelerate project completion, financial assistance for struggling developers, and stricter penalties for non-performing builders. Such steps, they argue, are vital to restoring confidence and ensuring homeowners finally receive their long-awaited properties.
The crisis of stalled housing projects in Gurgaon underscores the urgent need for a coordinated response from both state and central governments. With decisive policy action, increased transparency, and strict enforcement of developer obligations, thousands of affected buyers could finally see the homes they were promised become a reality.
